K\u00f6paren erl\u00e4gger betalningen f\u00f6r fastigheten samtidigt som s\u00e4ljaren l\u00e4mnar \u00f6ver nycklarna till k\u00f6paren.<\/p>\n<p><b>Lagfart:<\/b> K\u00f6pehandlingen skall d\u00e4refter registreras i fastighetsregistret f\u00f6r att s\u00e4kra k\u00f6parens \u00e4gander\u00e4tt till fastigheten.<\/p>\n<p><b>Fullmakt:<\/b> Ist\u00e4llet f\u00f6r att personligen n\u00e4rvara hos Notarius Publicus kan man ge en fullmakt till sin advokat, som i sin tur skriver under k\u00f6pehandlingen \u00e5 ens v\u00e4gnar. Fullmakten kan skrivas under i Sverige.<\/p>\n<h2>Oberoende spansk advokat eller icke auktoriserad r\u00e5dgivare?<\/h2>\n<p>I Spanien finns en l\u00e5ng rad icke auktoriserade r\u00e5dgivare som erbjuder att assistera vid fastighetsk\u00f6p, liksom en del spanska advokater som tillsynes inte har n\u00e5gra problem med att representera b\u00e5da k\u00f6pare och s\u00e4ljare i ett och samma fastighetsk\u00f6p.<\/p>\n<p>D\u00e4rf\u00f6r kan det inte s\u00e4gas tillr\u00e4ckligt m\u00e5nga g\u00e5nger att speciellt k\u00f6pare b\u00f6r ta hj\u00e4lp av en oberoende spansk advokat och inte av en icke auktoriserad r\u00e5dgivare eller s\u00e4ljarens advokat.<\/p>\n<h2>FastighetsCheck<\/h2>\n<p>I Spanien k\u00f6ps fastigheter i befintligt skick, vilket inneb\u00e4r att k\u00f6paren, innan ett k\u00f6peavtal undertecknas, b\u00f6r unders\u00f6ka ett antal faktorer:&nbsp;<\/p>\n<ul>\n<li><b>Fastighetsregistret<\/b>: \u00c4r fastigheten korrekt registrerad? Om detta inte \u00e4r fallet kan det bero p\u00e5 att s\u00e4ljaren har genomf\u00f6rt otill\u00e5tna renoveringar eller ombyggnationer.<\/li>\n<li><b>\u00c4garf\u00f6rh\u00e5llande<\/b>: St\u00e5r s\u00e4ljaren som registrerad \u00e4gare?<\/li>\n<li><b>Belastningar<\/b>: Finns det registrerade fordringar eller andra belastningar p\u00e5 fastigheten?<\/li>\n<li><b>Ibruktagningstill\u00e5telse<\/b>: Utf\u00e4rdas av kommunen som bevis p\u00e5 att fastigheten \u00e4r beboelig.
